Project Details
Works have commenced on the demolition of an existing concrete frame building and the design and construction of a new build high specification office development at 24 - 27 Great Pulteney Street, London W1. The existing building consists of five upper levels and a basement, and is situated between residential and commercial properties with shared party walls.
The building will be replaced by an office development with some B1C usage, covering six upper floors and a basement. The new building will be constructed with a combination of a steel frame and concrete flat slabs. The elevations will include pre-cast cladding, faced with Portland stone to the front and glazed white bricks to the rear. The upper floors will have glazed facades and an accessible roof terrace. Principle design features include adiabatic cooling, LG7 lighting, raised access floors and exposed flat soffits. There will also be an accessible green roof and bespoke public art railings.
The demolition phase and reduced level dig is complete. Temporary propping, including the four-storey high restraint tower to the party wall, remains in place. Bomb ordnance was carried out and no explosives were found, meaning the 22 thermal boreholes, at 122m deep, have been completed.
Construction of the 1m deep raft slab is underway, with the crane base complete and the Luffing jib tower crane fully erected. The remainder of the substructure works continue, with the completion of the raft slab and commencement of the retaining walls. Underground drainage works have commenced.
