Project Details
This project comprised the refurbishment of 80,000ft2 of office space arranged over two floors, within an existing building. The original facade was replaced with a modern curtain walling system. In order to enable a fast track fit-out to proceed, works to the facade were coordinated to ensure the building shell remained weathertight throughout the project.
A new plantroom was constructed on the roof, prior to renewing the entire roof covering. Major structural enhancements were required to enable the construction of two new CAT A cores. A new two-storey entrance atrium was constructed to improve the main access to the building. External areas were overhauled and the existing car park was reconfigured.
CAT B partitions, ceilings and raised floors were included within the works, as were specialist M&E installations. Additional work packages, such as a dining server, were incorporated into the works, so that following carpeting and the coordinated installation of loose furniture, the incoming tenant could occupy the space immediately.
Due to the tenant serving notice elsewhere, the completion programme was fixed and the works had to be completed in 24 weeks. The project was delivered one week early, allowing the tenant early occupation of the building.
